How it works
This briefing analyzes the “Forever Flip” real estate investment program offered by WeVentures.
WeVentures presents a passive real estate investment opportunity where individuals pool funds to “flip” properties. Key features include:
- “Forever Flip” Concept: The program aims to create a continuous investment cycle. After a property is sold and profits distributed, investors can reinvest their initial capital in a new project. “After each investor receives their distribution. Each investor has an opportunity to request a refund of their initial investment before the start of the next property assigned. This process is repeated until the IG is no longer in “Active” status” (“How it works.pdf”).
- Tiered Investment: Investors join groups based on their investment level:
- Tier 1: $30,000 – $150,000 (Residential Fix & Flips)
- Tier 2: $50,000 – $250,000 (Residential & Multifamily)
- Tier 3: $75,000 – $375,000 (Residential, Multifamily, Commercial)
- Investment Group Formation: Each project requires five investors to reach “fully funded” status before becoming “ACTIVE” and being assigned a property (“Things to Consider 1.pdf”).
- Passive Investment: Once an investment group is active, WeVentures manages all aspects of the project, from property acquisition and renovation to marketing and sales.
Profit Distribution: 55% of the net profit from each property sale is distributed amongst the investors, while WeVentures retains 45%.
Your investment will be held securely in a “Queue Account.” This account is used for:
- Holding funds until an investment group reaches its minimum funding requirement.
- Managing funds when property inventory is low.
- Property Purchase: $40,000
- Repair Cost: $65,000
- Total Cost: $105,000
- Property Sale: $200,000
- Profit: $95,000
Repeat
Before investing, individuals should conduct thorough due diligence.
Market Strategy:
- Initial Investment made by qualified investor Group (MAX 5 people)
- Property acquisition begins and contractors are employed for investment project
- We build! Depending on the scope of work. Our properties are constructed within 4-8 months after acquisition.
- We Sell! Newly constructed property is marketed and sold to eager buyers in the local area.
- We pay! Once the property is sold, all building expenses and initial investment monies are reimbursed to the original investor group account, essentially restocking the investment pool. Profits and then split and distributed to all investors in the investment group.
- Repeat! With a now fully funded investor account, the Forever Flip method can begin again.
Products and Tiers:
A maximum of (5) members per investment tier.
Tier 1 of Foreverflip.com Investment:
$30,000 per member OR $150,000 for fully funded
Tier 2 of Foreverflip.com Investment:
$50,000 per member OR $250,000 for fully funded
Tier 3 of Foreverflip.com Investment:
$75,000 per member OR $375,000 for fully funded
Once the investment group is fully funded all aspects of the Forever Flip are activated.
Members are not required to make any additional payments or manage any aspects of the Forever Flip process.
